20 BERRY STREET
20 Berry Street transforms a collection of low-rise industrial buildings into a dynamic, mixed-use hub for making, working, and gathering. Located at the intersection of Williamsburg and Greenpoint, the project builds on the area’s creative and industrial legacy while introducing new spaces for collaboration and growth.
At the heart of the project is a large public plaza that opens the site to the surrounding neighborhood and creates a direct relationship with McCarren Park. Framed by active ground-floor uses, the plaza serves as a shared outdoor room—supporting informal gathering, events, and everyday circulation.
The building is organized to support a diverse mix of uses, including maker spaces, small business and startup environments, and a brewery that anchors the project’s identity. These programs are layered to encourage interaction between production, entrepreneurship, and community, creating opportunities for both independent makers and emerging companies to thrive.
Above, flexible workspaces accommodate a range of tenants, from creative offices to growing businesses, reinforcing the project’s role as a platform for innovation. Throughout, the design prioritizes openness, adaptability, and connection—both within the building and to the surrounding neighborhood.
By combining production, workspace, and public space in a single environment, 20 Berry Street reflects a new model for urban industrial development—one that supports creativity, community, and long-term neighborhood vitality.
