335 Bond Street is a vibrant new mid-rise development that reflects the industrious spirit and creative energy of Gowanus. The approximately 97,000-square-foot building offers 70 residential units, alongside ground-floor retail, dining, and wellness spaces, designed to serve and enrich the eclectic neighborhood.

STUDIO V’s design draws inspiration from Gowanus’ rich industrial heritage, from the area’s iconic brick warehouses and monumental arches to its pockets of reclaimed greenery along the canal. The building reinterprets these historical motifs through bold materiality—brick, black steel, and concrete—while integrating a series of sculptural archways that frame gardens and courtyards spilling out onto the street. These lush, elevated green spaces bring nature back into the industrial landscape, creating a tactile, welcoming experience for residents and visitors alike.

The design process was informed by extensive historical research and a deep engagement with the local context, using Piranesi’s overgrown Roman ruins as a conceptual lens to merge industrial grit with natural reclamation. Even the Carroll Street Bridge, a nearby landmark, inspired a dynamic vertical garden bridge connecting top-floor amenities, linking the building’s history with contemporary living.

As part of the city’s revitalization and rezoning of Gowanus, 335 Bond Street is both a responsive and forward-thinking addition to the neighborhood—addressing housing needs, remediating brownfield sites, and elevating the district’s architectural identity.
