Construction is nearing completion on 1515 Surf Avenue, a two-tower residential project along the Coney Island waterfront in Brooklyn. Designed by Studio V Architecture and developed by LCOR, the 16- and 26-story structures will span 470,000 square feet and yield 324 units in one- and two-bedroom layouts, with 139 apartments designated for affordable housing, as well as 10,600 square feet of ground-floor retail space. The property is located on a 1.5-acre plot bound by Surf Avenue to the south, West 15th Street to the east, and West 16th Street to the west.
STUDIO V is delighted to announce our Brooklyn Yards project is honored with a 2024 AIANY Transportation + Infrastructure Design Excellence Awards Citation! It is for an Innovative Infill Approach to Address the Scarring of a Neighborhood. With Brooklyn Yards, STUDIO V created strategies to reclaim an unutilized expanse of land above an exposed rail passage for residential and commercial development in the Borough Park neighborhood of Brooklyn. When completed, this innovative project will serve as a test case for further rail line development overbuilds.

LCOR, a leading real estate development and investment firm, on Thursday announced the launch of leasing at 1515 Surf Ave, a 463-unit waterfront residential complex in Coney Island that icludes the laregst geothermal HVAC system built to date in New York City.
The two-building complex's geothermal system will provide heating and cooling for the building and heat for its domestic hot water system. The system is expected to reduce carbon emissions by more than 60% realtive to other residential buildings equipped with convential heating and cooling systems and will result in lower energy bills for its residents.
